Building Features

Architect, Skidmore, Owings & Merrill combined traditional and contemporary forms in designing 70 West Madison: a saw-toothed, cantilevered tower of Carnelian granite featuring ten-foot wide, three-sided bay windows (a traditional element of Chicago turn-of-the-century architecture) with floor to ceiling, tinted, reflective glass panels.

The saw-tooth geometry, which provides nine corner offices on the high-rise and thirteen on the low-rise floors, creates a transition on the top six levels of the building to stepped greenhouse offices. This design accommodates both large and small firms with virtually every office near extraordinary unobstructed views of the lake and city.

The lobby consists of two levels, which are connected by three 48-inch wide escalators and one passenger elevator. On the mezzanine level a fully integrated Otis elevator system provides twenty-eight passenger elevators in five zones and two shuttle elevators to carry people to individual floors. The walls and floors are thermal finish Carnelian granite to match the exterior with the floors featuring a polished and honed pattern at grade level, and carpet insets in the elevator lobbies located on the mezzanine level. The elevator doors, as well as all the architectural metal in the lobby, are a polished bronze finish.

The building is open 24 hours a day, 365 days a year. For security reasons, a key card is required for anyone wishing to access the building beyond the lobby level. A key card is also required for elevator access to your floor between the hours of 7:00 p.m. and 6:00 a.m., Monday through Friday, and all day Saturday and Sunday

Lobby Entrance

The lobby entrances to 70 West Madison include 4 revolving doors and 1 ADA door along Madison Street and 1 revolving door on Clark Street. All Madison Street entrances (except one revolving door) and Clark Street entrance are locked from 7:00 p.m. until 6:00 a.m., Monday through Friday, and all day Saturday and Sunday.

Pedway

The pedway to 69 West Washington, subway, and pedway is open during normal business hours, except for major holidays.

Loading Dock

The loading dock is located on Calhoun Place and operates from 6:00 a.m. until 6:00 p.m., Monday through Friday. Calhoun Place runs from east to west and can be accessed from Dearborn Street. For additional information, please see Building Access and Egress or Tenant Deliveries.

Parking Garage

The garage entrance is located on Clark Street and the exit is on Dearborn Street. The hours of operation are 24 hours a day, 365 days a year for contract parking.

The Loft

The Loft is open Monday-Friday, 8:00 a.m. to 5:00 p.m., excluding major holidays. Please call (312) 419-2683 for more information.

Management Office

The Management Office is open Monday- Friday from 8:00 a.m. to 5:00 p.m. If you find it necessary to contact the Management Office after 5:00 p.m., Monday through Friday or on weekends, please call (312) 419-2700, calls coming in after normal business hours will automatically be transferred to the Security Desk located in the lobby of the building.

The LOFT, our indoor amenity space located on the Mezzanine Level, is available for the exclusive use of building occupants throughout the day. It is located in the atrium, so it feels airy and open all year long. Tenants can enjoy their downtime in this space either listening to the music playing throughout or watching tv in the bar area. Additionally, the Loft can also be reserved for social gatherings like cocktail or corporate parties, making it a convenient location for tenants. The Loft features a fully equipped bar for these events, adding to the convenience this location provides.
